Property Management

Inspections of the common and limited common elements are performed by Paradise Properties on a regular basis to provide the Board of Directors with information on needed repairs and maintenance. Areas included but not limited to are:

  • Amenities – clubhouse, exercise rooms, pools, tennis courts
  • Driveways, sidewalks, roads, parking lots
  • Roofs, flashings, gutters, downspouts
  • Balconies, patios, garages
  • Laundry rooms
  • Grounds and landscaping
  • Common element plumbing, electrical, HVAC
  • Drainage and sewer

A preventive maintenance schedule is instituted and customized to the particular Association community. The preventive maintenance schedule is a check-off reminder of annual maintenance which must be performed in order to properly ensure every effort is being made to maintain common and limited common elements. The preventive maintenance schedule includes such items as:

  • Roof components
  • Metal doors
  • Trash room/chute
  • Domestic water pumps
  • Fire system equipment & controls
  • Generator
  • Elevators
  • Pool equipment

Paradise Properties provides our own professionally trained maintenance staff to respond to maintenance calls relating to common or limited common elements. In case of emergency, our staff is on call 24 hours a day, including weekends and holidays.

In addition, when requested by the Board of Directors, Paradise Properties can provide construction management services to include:

  • Preparation of specifications
  • Bidding process which calls for three comparable bids, verification of business license and proper insurance coverage
  • Analyzation and recommendation to the Board
  • Negotiate and administrate contracts provisions
  • Monitor and supervise contractors
